Since this is not a verified purchase I have included photos of empty buckets and cans used as proof.
DO NOT USE THIS PRODUCT IF YOU WANT A LONG LASTING COATING and have PONDING WATER PROBLEMS.
DO NOT BE FOOLED BY THE “LIFETIME WARRANTY” 95% of 4 and 5 star reviews here and on Home Depot where I purchased this product are from people who like the “bright shiny surface” when first applied and are within a few months of application. DO NOT BE FOOLED by the “easy to apply” statement by Henry, it is back breaking work since it goes on like a slippery sticky Elmers glue. And once you use this you can never go back to anything else since it will not adhere to this silicone! And all items used to apply or mix this stuff will need to be thrown out (you will need plenty of brushes, etc.) since silicone cannot be cleaned off. ALSO, once bucket or 1 gallon can are opened it MUST be used immediately they CANNOT be resealed as within hours it becomes a lump of silicone.
My experience in a nutshell: I live in Central Florida. Applied to about 1700′ of flat roof on my front and back of house, rest is clay tile. The 1500′ Flat roof area in back has multiple ponding water areas because of uneven surface that take days to evaporate and this product as stated by Henry is the only one able to stand up to that problem and for a lifetime no less. COMPLETE & UTTER LIE. In just 3 years nearly all silicone had worn off. Complained, had a rep take a look and had to fight like heck to get another 5- 4.75 gallon buckets free replacement as they only wanted to give 3. I gave Henry the benefit of the doubt the first time. Fast forward 2 years, black spots appearing all over roof as the product is wearing off and the Bitumen gravel underlayment is coming through (see photos). So a “lifetime” product has lasted no more than 3 years, and had to be applied TWICE in just 5 years. My old Aluminum coating which cost ONE THIRD, and 10X easier to apply, lasted 5-6 years!!! I am reading reviews stating other coatings like Elastomeric have lasted up to 12 years at about half the cost!!! This time I need to go through a longer process after complaining to Henry again and told the only “guarantee” is at best product replacement for a product that’s worth ZERO & USELESS! SO MUCH FOR THE “LIFETIME GUARANTEE” Note also I read a review where a Home Depot manager recommended this but stated it needs to be re applied yearly! REALLY? Now I will most likely need to have the entire flat roof torn off or apply this JUNK again and go through this back breaking application process nonsense every 2-3 years!
SUMMATION- KEEP AWAY and don’t be fooled by good reviews that have been written just days, weeks or a few months after application or by people you have no way of knowing if they actually used this even if verified.

I applied Henry’s Tropicool to our camper roof 2021. You NEED to apply to a clean surface and let dry. It took just under 4 hours to do a 37 foot camper with edging around all of the covers. Looks good feels good and is doing a good job. No staining and is still a bright white even after enduring a Nebraska winter and summer. I did not use all of the product so it has sat in the corner of our shop. Went to do my fathers camper roof, opened the lid and it was the same texture as it came a year earlier. Gave it a 5 minute mix and started to apply. Just under 2 hours for a 27 foot camper. I always do 2 coats. You have to read the label to make sure that your roof material is compatible with the product.
I applied Henry Tropicool to my flat roof in summer of 2020.
It failed within 2 years. I had leaks coming through my livingroom ceiling in April.
I found that the leaks had rotted my newly applied (2017) roof decking and had started to rot pressure treated (new 2017) joists) by 2023.
When I investigated, I found a water pocket under the Tropicool that wasn’t there before. When I applied pressure with a roller, three “geysers” of water appeared from three pinholes there.
In another section of my roof, the Tropicool had separated in a circular area leaving a nickel-sized hole in the Tropicool coating.
I initially contacted the company and they denied that their product could ever leak. No support on their “lifetime warrant”.
This product is a fraud.
